TEMPORARY SIGNAGE GUIDELINES

In order to announce the opening of your new store,
an eye-catching banner is only appropriate!

These Guidelines are provided to assure consistency throughout the shopping center. Please read the following carefully, complete the information at the bottom and return to the Landlord, A.J. Dwoskin & Associates, Inc., prior to displaying your banner.

1. Only “Grand Opening”, “Under New Management” or “Coming Soon” banners are permitted. This eliminates miscellaneous advertisements and promotes an upscale retail image to the patrons of the shopping center, which benefits everyone. No other banners are permitted during the term of the Lease.
2. “Sale”, “Clearance” or similar banners are not permitted. Landlord reserves the right at its sole discretion to deny any banner it feels does not conform to Item #1.
3. Pennants, bunting, flags, balloons, etc. are not permitted, unless specifically approved by Landlord.
4. Colors permitted are red copy on a white background only.
5. Tenant must receive Landlord’s written approval for their proposed banner prior to displaying the banner. Approval will not be granted “after the fact”.
6. If approved, banners can be displayed up to 30 days.
7. Banners must be professionally rendered.
8. Banners must be displayed directly on the Tenant’s Premises. Banners cannot block the visibility of another tenant or their sign.
9. Banners displayed without Landlord’s prior written permission will be removed and disposed of by Landlord at Tenant’s expense. The banner will not be returned to the Tenant.
10. Approved banners must be mounted to the building in a way that does not harm the building. Any repairs to the building that are required due to mounting of the banner will be repaired by the Landlord and invoiced to the Tenant at time and materials plus 20% administrative fees.
11. When the approved display time has expired tenant is required to remove the banner and its installation methods in their entirety.
12. Tenants of the shopping center must also receive prior written approval of their banner, or any paper sign displayed in the Tenant’s window. Others must also obtain any required permits from the local jurisdiction.
13. A copy of the application with Landlord's signature must be kept on the Premises at all times while the banner is being displayed. If the Tenant cannot provide a copy of this approval upon Landlord's request, the banner will be removed and disposed of by the Landlord immediately, and Tenant will be invoiced for any costs incurred by the Landlord for its removal and disposal.
14. These Guidelines may be modified for center-wide sidewalk sales or promotional events with Landlord’s specific written approval prior to such event.
