Herndon Centre II SIGN GUIDELINES & SPECIFICATIONS
TENANT IS RESPONSIBLE FOR DESIGN, FABRICATION, ELECTRIC, ZONING PERMITS, INSTALLATION, AND MAINTENANCE OF ITS EXTERIOR WALL SIGN(S).
I. Approvals
- Wall signs must conform to the standards set herein, unless the Tenant receives prior written approval from the Landlord to modify its sign. Landlord reserves the right to reject a sign if it does not conform to its sign specification.
- When submitting your sign drawing for approval, your sign drawing must include the following information in the lower left hand corner:
- The shopping center name.
- The store name.
- The space number.
- The complete street address.
- The linear measurement of your accessible storefront.
- A listing of the procedures of how your sign will be installed. Please refer to the heading “Installation Requirements” in this packet for specific direction.
- Tenant must provide to it sign designer those specifications for the preparation of its sign drawings. Tenant's sign designer MUST submit its sign drawing to the Landlord (A.J. Dwoskin & Associates Commercial Management Property Department) for written approval prior to submitting the drawings to the Town of Herndon for permits. If Tenant's sign designer has any questions, they should call the Landlord's sign reviewer (see page 3 for additional information).
- Upon Landlord's written approval of the sign drawing, Tenant MUST submit the drawing to the Town of Herndon for approval prior to the fabrication and installation of its sign. Tenant MUST provide Landlord a copy of its sign permit prior to the installation of its signs.
- Signs MUST be fabricated and installed in accordance with the approved drawings. Landlord reserves the right to remove any sign at Tenant's cost if the sign does not adhere to these specifications and is not in conformance with approved drawings. A violation of these provisions may cause the Tenant to be in default of its lease.
- It may take the Tenant 4 to 6 weeks to obtain sign drawing approval.
II. GENERAL REGULATIONS AND GUIDELINES
- All work is performed to the Town of Herndon Code, and must be approved by them.
- For maximum visibility, it is recommended that the letter height of your copy on your sign face is at least 18”.
- One line of copy is permitted unless written permission is received from the Landlord. Tenant's main business, e.g. BAKERY, HAIR SALON, CAFÉ, etc. should be the main communication of the sign. A few example's of a good sign include:

- All illuminated parts of Tenant's sign MUST be UL approved and labeled as such. All hardware must be rustproof. Sign fabricator must put company label on last letter visible from grade with sign permit number, building permit number and electrical permit number. Each letter or icon must bear UL label visible from grade per UL requirements. All signs must be given final approval by the Town of Herndon.
III. SIGNAGE SPECIFICATIONS
- Signs are not to exceed 1 square feet per every 1 linear foot of accessible storefront per Town of Herndon Code.
- The height of individual channel letters shall be no smaller than 12 inches tall and no larger than 24 inches tall, unless otherwise approved in writing by the Landlord.
- Signs must be individually illuminated channel letters mounted on a recessed raceway on the front fascia of the storefront.
- Individual channel letters shall be five (5) inches deep.
- Letter faces of Tenant's sign must be 1/8” thick red, Plexiglas, Rohm & Haas #2283.
- Only one line of copy is permitted unless otherwise approved in writing by Landlord.
- Channel letters and boxes must be fabricated with 13mm double-lined neon powered by 60 MA transformers. 200 glass housing, with all wiring concealed in a liquidite green field. 30 MA transformers are acceptable only when using clear red neon.
- Sides of channel letters must be painted 313 Metaflex bronze with the letter faces surrounded by matching 1” bronze silva trim.
- No logos are permitted.
- All signs must use the Helvetica Medium font for lettering.
- All sign layouts must be approved prior to fabrication.
- Signs must meet Town of Herndon Code, and be UL approved and labeled as such.
IV. SIGN DRAWING INFORMATION REQUIRED BY LANDLORD
A sign sketch must be provided to scale showing style of letters, height of letters, width of letters, and all Landlord specifications including but not limited to colors, materials, thickness, and a side detail of mounting materials with connectors and transformers. Photographs of tenant storefront with sign location shown to scale on building notation width of storefront must also be provided.
V. INSTALLATION GUIDELINES
- All openings made in the fascia and seams in the exposed portion of the sign must be caulked and sealed by the installer.
- All tenant signs must be serviced from the individual tenant's electric panels.
- Tenant's sign installer should coordinate the installation of its sign and notify the Landlord of its installation schedule at least two days prior to installation.
- Elevation plans must be submitted (photo required) with sign shown on building to scale.
- Tenant should ensure sign location is centered on demised space and/or storefront, as deemed necessary by Landlord.
- Any sign requiring electrical connections will need to receive an electrical permit from the Town of Herndon Code Office (Building Codes are administered by the Fire Marshal).
The following sign companies are suggested and pre-approved fabricators and installers for Tenant's sign. Please note that other UL approved contractors can be used for a fee of $250.

VI. OPERATION AND MAINTENANCE
- Tenant must maintain its sign in good operating condition during the entire term of lease. Tenant has full responsibility for any repairs and is required to make them in a timely manner. In the event that the Tenant fails to make necessary repairs, the Landlord may make these repairs and bill the Tenant for the repairs plus a 20 percent administration charge.
- All signs will be illuminated at dusk and remain lit during twilight hours, regardless of Tenant hours of operation. For this reason, we suggest that you put all storefront signage on a time clock for automatic operation.
