PARKING GUIDELINES - COMMERCIAL PROPERTIES

Customer Parking
This is the priority.
First come, first served basis.
County codes govern parking ratios.

Employee Parking
All tenants have agreed to Lease terms:
Lease Para. 8A “Landlord grants to Tenant, its employees and customers, the right, in common with other tenants in the Center, their employees and customers, to use the Common Areas during the Term.” This includes parking lots.
Lease Para. 8B “Tenant and its employees will park their automobiles in the Center only in the areas designated by the Landlord as ‘Employee Parking Areas’.
All tenants have agreed to the following extracts from Lease Rules and Regulations:
“Each tenant must require his employees to park only in the areas designated for employee parking.
“If Tenant or any of its employees shall park outside of the ‘Employee Parking Areas’, and such violation shall continue after written notice is given by Landlord to Tenant, Tenant shall pay, as additional rent within ten (10) days after demand, an amount equal to $15.00 per day per violating vehicle, calculated from and including the day on which Landlord’s notice is given, to and including the day that all violations by Tenant and its employees cease. No notice from Landlord shall be required for subsequent violations…… In addition, if Tenant or any of its employees shall park outside of the ‘Employee Parking Areas’, Landlord, at any time after the violation occurs, may have the violating vehicle towed…..”.
“Tenant, at Landlord’s request, shall provide Landlord with a list of Tenant’s employees license plate numbers and shall keep this list current.”
Employee Parking site plans shall be included in each Welcome Package. This will be reinforced with periodic re-distribution of the plan.

Reserved Parking
Reserved spaces must be granted in the Lease document, and included in the Lease.
Reserved spaces are not policed by the Landlord (i.e. we will not come out and tow a car out of another’s Reserved space). Reserved spaces will be indicated on the pavement by painting, no pole signs will be placed.
Reserved parking is not encouraged. The Landlord does not approve reserved parking except with special permission.

Loading and Unloading Zones
As designated and marked for deliveries only if in the front of a center.
Trucks must not block fire lanes or drive lanes.
Loading and unloading is to be at the back of the center unless not possible.
Any truck with a logo is considered “mobile advertising” by Fairfax County. These trucks may not be parked at the front of the center except for brief periods. Code requires logo trucks to be 100’ from the main road, and not visible from the main road. Certain areas are designated for this.

Short Term Parking
“10 Minute Parking” (or for other short term periods) may be established by property management at certain centers for customers only.
Short term parking spaces will be limited to an average of 2 spaces per center, depending on size, and location determined by management depending on tenant services and probable use (i.e. dry cleaners, banks, post office, etc.)
Short term parking may be designated with pavement marking and/or a pole sign.

Parents With Children
Certain signs may be placed, at management’s discretion, in favorable parking spaces for “Parking for Parents with Infants and Toddlers”, bi-lingual. This is to promote customer relations and provide safer parking for those with small children.
Typical placement of these signs will be in front of food markets, major tenants, or child-oriented facilities (learning centers).

Handicap parking, governed by codes.
